Guelph is the busiest part of our map outside our own township. It is also the most varied: a limestone Victorian in the Ward and a 2015 build in the south end are not the same job, and quoting them the same way is how people get surprised.

Guelph's housing stock, roof by roof

The older core — the Ward, Downtown, St. Patrick's Ward, the streets around Exhibition Park — is nineteenth-century limestone and brick with steep pitches, deep valleys, dormers, and chimneys that were built for coal and have been flashed and re-flashed by four generations of tradespeople. On those houses the flashing is nearly always the story. The shingles look tired, but what is actually leaking is a chimney counterflashing that somebody has been caulking since the eighties.

Post-war Guelph, roughly Willow West through Waverley and Riverside, is simpler: gable and hip bungalows and side-splits, straightforward tear-offs, and attics that were insulated at some point without anyone protecting the soffit intake. That is the single most common thing we find in that vintage — blown insulation pushed hard into the eaves, blocking the intake, with a ridge vent added later that is now pulling air out of the house instead of the attic.

The newer south end — Westminster Woods, Pineridge, Kortright Hills — is 1990s onward with complicated rooflines: multiple gables, false dormers, tight valleys, and low-slope porch and bay roofs tucked in among steep pitches. Those low-slope sections are where we get called. A shingle cannot hold water back below about 2:12, and on a lot of these houses the builder shingled them anyway. That is a membrane job, not a patch.

Heritage permits: Brooklyn and College Hill

Guelph has a designated Heritage Conservation District covering the Brooklyn and College Hill neighbourhood, and roughly 160 properties within it are designated under the Ontario Heritage Act. If your house is in that district, or is individually designated and on the City's Municipal Register of Cultural Heritage Properties, altering the exterior can require a heritage permit from the City on top of anything the building department wants. Minor changes generally do not.

What that means in practice: if you are changing material or profile — asphalt to steel, or a modern architectural shingle onto a house whose district plan cares about roof appearance — check with City heritage planning before you order anything. We will flag it at the quote if we think your property is likely to be caught, but the check is the homeowner's to make and we would rather you make it early than after the trailer arrives.

Ordinary permits are separate. A like-for-like re-shingle with no structural change does not normally need a building permit in Ontario. Structural work, replacing sheathing beyond a repair, a new skylight opening, a flat roof assembly change or a material switch does.

What Guelph calls us for most

By volume: full asphalt tear-offs, flashing repairs on the older stock, and low-slope sections on newer houses. After a summer wind event it is storm damage on one exposed elevation — almost always the west or southwest face, almost always tabs rather than whole slopes.

We are a half-hour away, not around the corner, and we will say so. What you get for that is the same two owners on every visit rather than whoever the dispatcher had free. If it is a leak, call as soon as you see it rather than waiting for the season.

Why does my newer Guelph house leak over the porch?

Because it is almost certainly a low-slope section that was shingled. Below roughly a 2:12 pitch there is not enough fall to move water off before it finds a seam. It wants a continuous membrane, not shingles, and it is a very common detail on south-end builds from the nineties onward.

Do you find the same problem on Guelph's post-war bungalows?

Constantly: soffit intake blocked by blown insulation pushed into the eaves during an attic upgrade, with a ridge vent added afterwards. An exhaust vent with no intake does not ventilate the attic, it pulls conditioned air up out of your house. We check both ends before quoting the roof.
